Typically any real estate project starts off with land surveys as first step & then moves on to the other aspects of planning. As a part of due diligence first the clients approach a lawyer to ascertain the legality of the plot or the project land under consideration & once this is fairly judged at this juncture the technicalities of the property documentation needs to be verified & this is where we play a role. Firstly we ascertain if the land area mentioned in the property documents are physically available or not & bring out the differences. Further we carry out a process called as cadastral mapping wherein the survey numbers of the plot are digitised superimposed over the physically surveyed land map & bring out the differences if any like ingress into the property or egress into a neighbouring property. Additionally we also identify the extents & limits of the Kharab land within the property. The due diligence exercise also includes surveys like As-built survey plans, conformity of the buildings within the property to the height restrictions imposed by the Airports authority of India.In summary it includes all the aspects of the services offered by us.
